J&F General Contractor, LLC. provides janitorial services throughout the common areas of the six condominium buildings. The crew is onsite Monday through Saturday to perform a variety of maintenance and housekeeping tasks such as cleaning the lobby areas, elevators, stairwells, and garage corridors. The crew prepares and places the toters outside for service on trash and recycling collection days. The pet waste stations are emptied and restocked. Interior and exterior common area bulbs are replaced monthly as well as air filters for the common area heating and cooling systems on a quarterly basis. Additionally, the crew will be the first line of service to diagnose and complete minor repairs. Additional services are available upon the request of the Board of Directors.
ThyssenKrupp Elevator is contracted to provide preventative maintenance, safety testing and service requests to each of the condominium building’s elevator systems. Daytime and evening service calls, if necessary, are included under certain circumstances.
Heritage Landscape Services is contracted to perform grounds maintenance services to the condominium association from 2018-2020. The scope of work includes routine mowing and trimming, hard edging with every other mowing, four turf herbicide treatments between early spring and fall, and four fertilizer applications. Trees are pruned once while shrubs are pruned four times during season based on the plant species needs. Double shredded mulch will be applied each spring at the time of spring clean-up. Leaf management will occur once in November and December. Core aeration will occur in the fall. Additional services are available upon the request of the Board of Directors.
Heritage Landscape Services is contracted to provide snow management services at Centre Park at Stone Ridge for a 2018-2020 term. HLS will initiate services at the 2” of accumulation or at the discretion of the Board of Directors and contractor dependent on forecasted and existing conditions.
The association contracts American Disposal Services to provide trash and recycling services. Collection for trash occurs twice a week on Mondays and Thursdays, and recycling is collected once. Cardboard recycling is included; all boxes should be broken down by unit owners and flattened for proper disposal. Items not included in the contract for pick-up with regular services include furniture, appliances, hazardous materials, and Christmas trees. Please note bulk items placed in the trash room are removed at the Association’s expense.
